We’d like to share a few helpful hints for your property matter:

If you’re buying, we first recommend you;

  1. Determine a budget; know how much you can afford by understanding your income and expenses.
  2. If you require finance, know how much can you borrow. You can do this by using online calculators or speaking to a mortgage broker.
  3. Be certain on what features you want to include in your home loan such as a fixed or variable interest rate or redraw facility.
  4. Once you have decided on a lender, obtain finance pre-approval before searching for a home and making an offer. This is an important step before making offers.
  5. Explore the market. Remember: buying a home should be exciting and not stressful!
  6. Make an offer you can afford.
  7. Source a solicitor/conveyancer you can trust (Hint: you’ve come to the right place!).
  8. Organise important building inspections eg. pest and building. Your conveyancer can assist you with ordering these reports.
  9. Make an appointment with your conveyancer to review and sign the purchase contract.
  10. Pay a deposit. If you wish to discuss your deposit options, speak with your conveyancer.
  11. Exchange contracts only when you have had a contract review, have received unconditional loan approval and are satisfied with your property inspection reports.
  12. Let your conveyancer handle the legalities between exchange and settlement.
  13. Celebrate! You are a home owner!

If you’re selling, we first recommend you;

  1. Prepare the home for sale.
  2. Choose a real estate agent and inform them of your selected conveyancer (we’d love to assist you!).
  3. Determine whether you will sell at a set price or via auction.
  4. Have a contract of sale drawn up by your conveyancer (we are experts in this!).
  5. Determine a sales campaign that will give you the best possible outcome for your sale.
  6. Secure a sale and let your conveyancer handle the legalities between exchange and settlement.

We are conveniently located in Nowra, the commercial hub of the city of Shoalhaven and look forward in sharing in the excitement of your property dealing.
